The St Paul’s portfolio will be comprised of long and short lease AAA-rated assets, outside of central London.
Property lot sizes will range between GBP 1.5 million to GBP 20 million. This presents a niche opportunity in-between traditional institutional buyers and private investors. The long lease assets are known as the Platform properties. They will have leases in excess of 10 years – delivering reliable and low risk rental yields. The short lease assets are known and the Opportunistic properties. These will have shorter leases let to the UK Government, with opportunities for income growth through tenant incentives and renegotiation of new leases on institutional-length contracts.
